Terms and Conditions for Inverskilavulin Estate
Booking Terms
- All our properties are let on the understanding that the holiday house is to be used as a holiday let and therefore subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 as amended.
- A contract between you and the owner will come into existence when payment is received, and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
- All bookings are provisional and conditional upon our acceptance. We will send you an email confirming your booking which will form part of a contract of the holiday let.
- A non-refundable 10% deposit of the accommodation cost can be paid at the time of booking as a minimum. The remaining balance must be paid no later than 14 days before the commencement of your stay. If the balance is not received by the due date, then your reservation will be treated as a cancellation.
- Bookings made less than 14 days before the check-in date must be paid in full.
- All cancellations must be notified in writing. If you cancel your reservation more than 14 days before it is due to start, 90% of the full reservation amount is refundable. If you cancel less than 14 days before your check-in date, the full balance remains due and is non-refundable.
- We accept one reschedule of dates per reservation. The original payment schedule remains unchanged. Rescheduled bookings are subject to current pricing at the time of rebooking.
- Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given as soon as possible and we will refund all payments made or offer alternative dates/accommodation. Our liability is limited to payments made to us.
- We strongly advise that you take out comprehensive travel insurance. If you choose not to, you accept responsibility for any loss due to cancellation.
- Gift Vouchers are valid only for the lodge indicated on the voucher and may be used toward a longer stay. Vouchers cannot be exchanged for cash.
- Gift Voucher Cancellations: We charge 50% of the voucher value for cancellations up to 1 month prior to arrival and 100% thereafter. The value redeemed depends on lodge and seasonal rate at time of booking.
House Rules
- No subletting of the property (or any part thereof) is permitted without our express written consent. Any approved sublet remains a holiday let.
- Electric vehicle (EV) charging is not permitted via domestic sockets or extension cables. A penalty fee will apply if this occurs.
- The number of guests must not exceed the number agreed at the time of booking. Exceeding occupancy may result in termination without refund.
- You must vacate the property at the agreed departure time and date.
- No parties or events unless agreed in writing in advance.
- Do not move furniture between rooms.
- All inventory must remain in the property.
- Please switch off lights, heating, and appliances when the lodge is unoccupied.
- Report any damage or missing items immediately. Damage beyond reasonable wear and tear may be chargeable.
- The property may be accessed for essential maintenance or inspection. Notice will be given where possible.
- Ensure the property is left locked and secure when unoccupied.
- Each lodge has designated parking for 1–2 cars. Additional or oversized vehicles must be approved in advance.
- If a hot tub is provided, usage must follow the Hot Tub Policy. Misuse may result in charges.
- The owner shall not be liable for temporary defects in equipment or utilities. Repairs will be arranged as soon as possible.
- The owner reserves the right to charge for additional cleaning if the property is left in an unacceptable condition.
- Lost keys will be charged at replacement cost. Keys should be left in the door or lockbox on departure.
- Up to 2 dogs are permitted per lodge. Please notify us in advance and request current cleaning rates.
Pet Requirements
- Keep pets off furniture.
- Do not leave pets unattended inside the lodge.
- No pets in bedrooms or on beds.
- Keep pets on leads throughout the estate.
- Pick up pet waste immediately and dispose of responsibly.
Check-In & Check-Out
- Check-in is between 3pm–5pm unless otherwise agreed.
- Check-out is 10am for Maclean, Beinn Loy, and Beinn Bhan unless otherwise agreed.
- Check-out is 11am for Frances’ Sketch Pad unless otherwise agreed.
Estate Rules
- Please be respectful of neighbours and outdoor spaces.
- Keep noise to a minimum, especially between 11pm and 8am.
- Guests are responsible for payment of any additional services, breakages, or damages.
- No wild swimming anywhere on the estate.
- Do not visit other lodges or private areas without permission.
- We take no responsibility for loss, injury, or damage during your stay. Please ensure you have appropriate insurance.
Hot Tub Policy (Beinn Bhan & Frances’ Sketch Pad only)
- Shower before using the hot tub to avoid contamination.
- Do not use the hot tub if wearing fake tan.
- Do not use the tub if you have a communicable skin condition.
- No children under 5 or pets in the hot tub.
- Swimwear only. No other garments.
- Follow the safe removal and replacement instructions for the hot tub cover.
- The tub must remain covered when not in use.
- Use caution entering and exiting the tub. Mats and slippers are provided.
- Limit soaking time to 15 minutes at 40°C.
- Use only plastic cups near the tub. No glass permitted.
- Keep the surrounding area clear of hazards.
- Monitor alcohol consumption — heat increases its effects.
- Seek medical advice before using if pregnant or with health conditions.
- For stays longer than 2 nights, we may schedule a water change/refresh.
- Use of the hot tub is at your own risk.
- Please report any issues immediately using the contact details provided.
Extended Short-Stay Bookings (28 Days or More)
This Extended Short-Stay Bookings section supplements the General Terms & Conditions on this website. All standard Terms continue to apply to extended stays unless specifically varied within this section. Where a term in this section differs from the General Terms & Conditions, this section takes precedence for extended stays. These bookings remain holiday accommodation and do not create a residential tenancy.
Payment Schedule
The cost of the stay will be outlined and agreed at the time of booking.
- Rental fees and any agreed utility/service charges are due no later than 1 day prior to check-in.
- If the stay is extended beyond the initial 28 days, rental payments and any relevant bills for the subsequent period will be due in advance monthly.
- Utility bills (where applicable) will be charged monthly in arrears based on consumption, or if the stay is shorter than one month, upon check-out.
Extensions & Renewals
Requests to extend the stay must be made in writing as early as possible. Extensions are subject to availability and may be charged at the prevailing rate at the time of request. A new booking confirmation will be issued for each extension period.
Utilities & Additional Services
The following may be charged based on consumption or use:
- Electricity
- Oil / Heating fuel
- Wi-Fi
- Hot tub servicing and chemical top-ups if the hot tub is used
Charges will be itemised and billed monthly or upon check-out, depending on the length of stay.
Check-In and Check-Out Inspections & Meter Readings
A check-in inspection will be completed at the start of the stay, documenting property condition and recording utility meter readings. A corresponding check-out inspection will be carried out at the end of the stay to assess condition and update meter readings.
Attendance at both the check-in and check-out inspections is mandatory for all parties.
Cleaning & Laundry Services
Cleaning services, linen changes, and towel laundry can be arranged upon request for an additional fee.
Cancellation of Rolling 28-Day Renewals
For stays operating on a rolling 28-day renewal basis, either party may end the ongoing arrangement by giving 1 month’s written notice.
All house rules and general policies stated in the General Terms & Conditions, the Welcome Manual, and booking confirmation documentation continue to apply in full to extended and rolling 28-day stays, except where this Extended Stay section explicitly provides alternative terms.
